The issue of horizontal property is quite dense, “it is considered that so far there have been some sporadic efforts to make it known in the middle, but the publications made so far have been very technical or aimed at a very small group of people Therefore, knowing the publication of materials aimed at guiding and training people in charge of horizontal property management, they have not been enough ”(Academia, 2014). It should be noted that the reality regarding the management of horizontal property is very simple, since the issue is not about the management of the owners, which has limited their participation in the decisions of their co-ownership, has also prevented the access of many co-owners of management bodies and the same administration, where it is now common to find horizontal property regulations, which highlight the requirements to access these bodies, such as the Board of Directors, the administration and the same tax audit. It should be noted that apparently this goes against the principles established by Law 675 of 2,001, by preventing the access of any owner to these instances, where it is clear that minimum training is required, which can be acquired through training, reading, counseling and research on convergent topics to green horizontal property. Given this situation, it is important to make a good management of the resources entrusted in this medium, in addition, to put a large dose of common sense.It should be noted that many of the administrators, members of the Board of Directors and among others, belonging to a closed set of homes, were neophytes in the affairs they currently handle. However, being so strict in the requirements to exercise these positions not only limits access, but also leaves in between the actions that these people must perform, since although it is true that an academic or experience base is important, it also it is that the situations presented in the management of horizontal property require knowledge in civil, criminal, police law, among others; also in accounting making balances, inventories, accounting books, budgeting, among other activities. To the above, we must also take into account issues of the psychological order, such as conflict management, interpersonal relationships, among others. However, the engineering branch is also taken into account, in terms of management and construction management, of urban standards, among others; as well as the economy regarding the reduction of administration costs, investment management, among others. In addition, of others that would be necessary in a particular way in each of the different co-properties of Colombia, in one way or another it would be very difficult to exercise these positions, but it is known that it is simpler than mentioned, with the elements that They have been considered necessary. It is worth mentioning that the various situations that occur in horizontal property are very significant to analyze, as described above, and it is there that it is required to provide, through a simple and practical way, a design of application to this environment the management and conservation of the environment in favor of the community, which is part or forms a condominium or residence of horizontal property, showing the main elements that should be considered in the management of the same in any joint ownership in the green sector
