In the legal system of Colombia and other concordant rules, any real or economic right over real estate is based on two acts: the title that originates with the public deed and the mode, which is the tradition, where the buyer does what Owner is the registration of the deed in the Public Instruments office. The registration of real property is a public service, which is the guarantor of the state and is provided by the Registrars of Public Instruments; It is essential for the Legal Security of our country, a task that was archaic and messy in the past, causing users discomfort in their procedures; with the promulgation of Law 1579 of 2012, it seeks a development or modernization of the system, of the means used for registration, the creation of the mobile registration unit, the career register, the responsibility of the Registrar and the limitation or reduction of the terms to provide a more agile service to the entire community and that their rights are not violated or many legal businesses are damaged by waiting in the proceedings of this entity.
